Group One Homes offers services in all aspects of building, whether it be Ground floor extension or 2nd floor extension, renovation works such as bathroom, kitchen, laundry etc, or building a brand new home or unit development -- no job is too big or small. We work with you to make the vision you have for your home become a reality.
Rest assured when you contact Group One Homes you will be dealing directly with the builder himself, not going through staff members that give you the run-around Our Managing Director & Builder, Abdullah Alime is a “hands on builder”, he is the master builder, the site supervisor & leading hand Carpenter which means he is physically constructing and overseeing all phases of every project.
Group One Homes can provide a fixed price proposal from your plans. Alternatively, we can also arrange detailed plans based on your initial concepts.
Group One Homes provides an upfront quote with specifications on the job which allows transparency on what will be delivered. Any questions are encouraged at this point to ensure both parties are fully aware of the cost and details of the job to be completed. A contract is then put in place to confirm the project.
New homes are generally completed within 6 to 9 months; however, this depends on the complexity of the home, design and obtaining council approvals.
Renovations and extensions are dependent on the above factors, although are generally completed within 3 to 9 months.
We are confident with the quality of our homes and the exceptional standard of our workmanship. Your build is covered by a 3-month maintenance period where any imperfections are addressed. In addition to this, our homes are guaranteed by a 7-year structural warranty.
Definitely the design phase! We ask that you spend the time carefully considering every aspect before your design is finalized. This will reduce the risk of budget blowouts and delays in your build which will make the process stress free for everyone.
Definitely! At Group One Homes you have the freedom to fully customize your home to fit your budget and tastes. We know how exciting it is to build your new home, so we want to make the experience enjoyable which is why we work with you throughout this process to guide you and welcome all questions (If you like we can also accompany you when you visit our suppliers to help make your choices). From the very first meeting through to completion and our follow-up service ensures that you have maximum input into both the design and the inclusions of your new home. That is the personal touch we aim to provide.
A Prime Cost item (PC’s) is an agreed and reasonable estimated allowance for building materials (fixtures and fittings) which you may not have selected at the time of entering into the contract. Generally, they are one-off items, however they can relate to a large number of items such as the oven, cooktop, dishwasher and bathroom items such as tapware, basins & bath.
A Provisional Sum (PS’s) is an estimated price for items that include both material and labour of a particular part of the home which the builder cannot give a definitive price for. Reason being the owner had not decided what they want at the time of entering into the contract. Examples can include floorcoverings, kitchen cabinetry and landscaping.
Definitely. It can be enjoyable and a rewarding experience to see your new home being built so we encourage it. During that time, we are able to provide you with regular on-site access to ensure that you remain fully involved and are able to provide feedback on each stage of the build.
A final inspection with your builder is arranged which provides you the opportunity to thoroughly inspect our work and ask any questions or address issues before you move in. Handover occurs when all the building process has been completed all monies have been paid. You will then be presented with the keys and able to move into your new home. We are confident you will not regret your decision to build with Group One Homes and look forward to making your dream home become a reality. We also recommend to take out insurance at this point if you haven’t already done so.

Due to the nature of a custom home builder, generally we work with clients who have their land ready to build. However, it can be advantageous to get in contact with a builder whilst you’re still in the process of purchasing your block of land since it can assist you with getting an indication of the costs affiliated with building on that particular block of land. (Please bear in mind that gentle sloping blocks/flat blocks are in most cases simpler and more affordable to build on). At the end of the day the land you choose will have a large impact on the design of your home. Therefore, it is important to note that we won’t be able to design your home until we know what kind of building conditions we will have.
We actually receive this question all the time and the answer is quite simple. It may seem cost and time efficient to choose a set of existing plans however based on our experience the savings are essentially nothing. Allow us to explain why.
Generic plans are called generic as they are designed with the concept of ‘one size fits all’. This means it basically ticks the boxes for a general list of requirements which attracts a wide audience and needs you to fit your family and lifestyle into a home that wasn’t designed for you.
Just like any product, there are endless shapes and sizes you can get however you would want it to be well fitted for your needs.
Choosing to build a generic design usually costs approx. $1000/m2, however there is plenty of wasted space which we can avoid by custom designing a home that you will actually use- saving you thousands. We ask you questions that filter out useless features and wasted space which will create a beautifully designed home with you in mind.
Not at all! A preliminary agreement is merely a contract signed by you and the builder to complete the preliminary work only- such as soil tests, site survey, plans & engineering preparation and occasionally to determine if your land is prone to flooding or in a bushfire attack zone (Please keep in mind that you may not have the rights to utilise the plans undertaken with another builder due to copyright laws so check with your builder prior to proceeding).
Usually when you are quoted with homes in display villages the final cost can be double the base price as you need to figure out what is included and what isn’t. Also, beware that some builders may not include certain site works, landscaping, floor coverings, air conditioning or driveways which are all additional costs for you.
In the instance these features are included, ask the builder for what type of landscaping or driveway is included. The landscaping can simply consist of a turf and the driveway a concrete slab which might not be the desired look you had in mind.
It is recommended to compare “apples with apples” so read the specifications thoroughly and understand the cheapest option isn’t always the best option. Don’t feel pressured to sign the dotted line- take your time and do your research.
When you choose to go with a custom builder, we ensure you are fully aware of the specifications to obtain the finish you are after. We will make sure you are on board with every detail and are happy to finetune as required.
We have heard it all before- “no deposit required”, “doubling the first home owners grant”, “$5k give away to every contract” - these are all gimmicks offered by builders to get your foot through the door. They all sound attractive and exciting however most of the time these costs are concealed within the quoted price.
When offered a giveaway or promotion, we recommend to get a quote with a complete package price (with no hidden extras) then obtain a comparative quote to make sure the full benefit will be received and remember if it’s too good to be true, it probably isn’t true.

Abdullah Alime is the director of Group One Homes and holds his ‘Domestic Builder Unlimited’ license and is a member of the Master Builders Association. Abdullah has further qualifications in the field:

  • Certificate III & IV in Building & Construction (Building)
